A search division, not a listings site

Why it exists

Running acquisition searches for business buyers made one thing obvious: the hard part is almost never the transaction. It is defining what a buyer actually wants precisely enough to recognise it, and then finding it before it reaches a market where five other people are looking at it.

Land is the same problem with different evidence. Instead of accounts and owner intentions you read use class, tenure, planning history and constraint layers. So we pointed the same method at land and gave it its own name.

Why the tools are free

The Class MA Checker and Site Snapshot are the internal screens we use before we spend time on a building. Publishing them costs us nothing and it does two useful things: it lets you see exactly how we read a site, and it filters out people who want a search but do not want to think about planning.

Neither tool asks for an email address, neither withholds part of the result, and neither pretends to be advice. If you use them once and never speak to us, they have still done their job.

What we are not

• Not agents. We are not instructed by vendors and we do not market sites for sale.
• Not planning consultants, valuers or solicitors. You will need all three, and we will say so at the point it matters rather than at the end.
• Not a portfolio. We hold no sites waiting to be handed to whoever calls first. The search starts when the brief lands.
• Not a data product. Nothing on this site displays a live counter, a deal feed, a map of sites we are working on, or a claimed result. If it is not on the page, it is because we will not invent it.

What we publish about ourselves

Deliberately, nothing that we cannot stand behind: no number of sites sourced, no percentage of briefs fulfilled, no client logos, no testimonials we cannot evidence. When there is a track record worth stating in public, it will appear here with the detail attached. Until then this page is honest about being short.
