Terms of use

These terms cover the website and the free tools. A search engagement is separate and is agreed in writing before it starts.

Who provides this site

FindThePlot is a trading name of My Best Solutions Limited, company number 14243668, registered office 167–169 Great Portland Street, 5th Floor, London W1W 5PF.

The tools are indicative

The Class MA Checker and Site Snapshot produce indicative outputs from the information you enter. They are not planning advice, legal advice, a valuation, an appraisal, or a decision by any authority. Nothing either tool returns should be relied on for an acquisition, a disposal, a funding application or a planning submission.

The Class MA Checker reflects the legislation as published on legislation.gov.uk at the date stamped on the result. Legislation changes. Local authorities and inspectors interpret it. Article 4 directions remove permitted development rights in specific areas. Verify the current position on your own site before acting.

Site Snapshot performs arithmetic on figures you supply. It contains no market data of ours. Its outputs are only as sound as those inputs, and a residual calculation is highly sensitive to small changes in sales values and build costs.

Massing imagery

Any massing image on this site is illustrative and is not a consented scheme, a planning drawing, or a representation that any such scheme is achievable on any particular building.

Your use of the site

Use it for your own commercial assessment. Do not scrape it, resell the tools, or present their outputs as advice or as ours. The content and the tools are our copyright.

Liability

The tools and the content are provided as they are. To the extent the law allows, we exclude liability for loss arising from reliance on them, including lost profit and lost opportunity. Nothing here limits liability that cannot lawfully be limited.

What a campaign buys

A campaign buys a search run properly for three months: a target set built to the brief, owners approached, and every response passed to the client with the groundwork done. Where the register identifies a corporate proprietor, we confirm that from the published ownership data before we write. Where it does not, we verify the company and its directors from Companies House and ask whether they hold the freehold — we do not assume it. It does not guarantee that a site will be identified, that an owner will engage, or that a transaction will complete within the campaign period or at all. Where a site introduced during a campaign completes, the campaign fee is credited in full against the introduction fee.

Search engagements

Fees, first look, term and the introduction fee are set out on the how it works page and are confirmed in the written engagement for each brief. Where a term in that engagement conflicts with a description on this website, the engagement applies.

Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
